Tennessee Real Estate Agent Requirements                    

All candidates for the real estate exam must submit an application to be eligible to take the exam.  The application process involves qualifying questions about past real estate licensing, legal or court proceedings or investigations which may affect your reputation and integrity.  Candidates will be asked to provide proof of education completion prior to an examination date.  An independent company administers the real estate exam.  For more information on exams contact: 1-800-733-9267 (http://www.psiexams.com/) or Tennessee Real Estate Commission at 1-800-342-4031.

DON'T FORGET to consider taking an Exam Preparation workshop or on-line session to help you concentrate on the highlights of your real estate education for testing.  Check out our on-line Exam Prep course.  We recommend you study and take the exam within 30 days of completing your 60 hour pre-license course.  If you wait longer, you may want to take the Exam Prep course before paying to take the exam.    It really helps!! 


Tennessee

Basic Requirements for Affiliate Broker

  • Must be at least 18 years of age
  • Must be a resident of Tennessee for at least 45 days
  • Complete a 60 hours pre-license course approved by real estate commission (required to obtain an appointment to take the exam)
  • Complete the 30 hour Course for New Affiliates (required before a license can be issued)
  • Pass real estate exam with a score of 70 or higher
  • Within six months, select a broker to sponsor/hold your new real estate license



Tennessee

Requirements for Broker

  • Must have active license for 24 months if licensed on or before May 12, 1988
  • Must have active license for 36 months if licensed after May 12, 1988
  • Must have active license for 24 months if you have Baccalaureate degree with a major in real estate
  • Must have credit for 120 classroom hours of real estate education
  • 30 of the 120 classroom hours must be an Office/Brokerage Management course taken at a real estate school approved by Tennessee Real Estate Commission.
  • Must complete 120 hours of post-license education after passing the exam.



Tennessee

Non-Resident License

If  you are not a resident of Tennessee, you must be licensed to a non-resident firm which is licensed to operate in Tennessee.  (See Tennessee Real Estate Commission for more details) All candidates must:

  • Course completion certificates or transcript documenting required education
  • A license history certification from the jurisdiction in which you are currently licensed
  • Appropriate application form for broker or affiliate broker



Continuing Education-Tennessee

Affiliate Brokers

  • Affiliate Brokers must complete 16 hours of continuing education for each licensing period.
  • Four (4) of the 16 hours must be an TREC Mandatory CORE (Update) course relating to law/policy changes, agency and contracts.



Continuing Education-Tennessee

Broker

  • An additional 120 hours of real estate education must be completed no later than three (3) years after issuance of the original broker license.
  • Brokers licensed after January 1, 2005, must complete 16 hours of continuing education each licensing period, after the first three years of obtaining the original broker license.
